Acting on behalf of the principle landowner, in partnership with East Devon District Council, TDP submitted a planning application in December 2006 for the second largest development in the region. The development comprises a mixed use scheme of a major food store, retail warehouse, over 400 dwellings, a gateway visitor centre and a tram station, created around a new public square on 34 acres (13.8 hectares) of derelict land.

To date we have negotiated the purchase of a significant part of the site; agreed the principle of a Development Agreement with the Local Authority as landowner; submitted a planning application for the regeneration area; negotiated an onward sale to a major retailer and agreed a Joint Venture with a major housebuilder. We have also presided over the development of a technical solution to the need to raise levels by over 2.0 metres and a master plan for the scheme which delivers the regeneration aims of the local community.

We are in the process of resolving a number of complex legal and valuation issues to ensure the site can be developed to achieve the combined aims of our client, the Local Planning Authority and the numerous other stakeholders in the scheme.

The high abnormal costs of development, coupled with numerous technical difficulties, have presented a challenge which we have relished. Having worked alongside a team of experienced professionals we now stand poised to obtain a planning permission which will unlock value to our client and bring about the much needed regeneration of this coastal resort.
